        120 foot bluffs are common in this region.  This makes it difficult to reach the beach without 170 stairs or more importantly controlling the erosion.  Here at Palazzo Sul Lago, we jumped right out of the box to overcome this issue – we removed the erosion, and along with a state of the art storm water sewer collection system, we went from a High Risk Erosion status with the Michigan DEQ back to normal.  This was achieved by placing a series of concrete switch back ramps and structural concrete panel retaining walls to literally take a golf cart down to the water.  The ramp, being 15 foot wide, allows life safety equipment from the township to access the beach in case of an emergency.

       

        The pool and cabana is built into the existing bluff, 27 feet above the lake with a panoramic view of the water. This location does not impede any views from the homes however does allow you quite a vision stretching from St. Joes to the south and South Haven to the North.  The beach is clear, private and has 2 sand bars starting 50 feet of the shore.

       

        The entire subdivision is gated and fenced for privacy and security. We were able to get city utilities for the infrastructure, Lake Michigan Water, and City Sewers.   Two homes, with a Mediterranean theme are constructed and for sale, purchasers are still able to choose finishes in these homes.  One lot has closed, and 11 others are ready for purchase and construction.
